Description:

Our client, Diemersfontein Wine & Country Estate Home Owners’ Association, based in Wellington, is seeking a hands-on, organized, and proactive HOA Estate Manager with excellent analytical & problem-solving abilities to oversee the overall management & administration of the Diemersfontein Estate HOA, ensuring compliance with estate rules, regulations, & policies. The successful applicant will report to the Board of Trustees.


The role involves overseeing security in conjunction with the Security Manager, maintenance, service contracts, financial management, communication with residents, the Board of Trustees, The Managing Agents & external stakeholders. Proximity to the estate is preferred due to the operational & on-site demands of the role.


Key Responsibilities: *Oversee day-to-day estate operations, ensuring compliance with HOA rules & policies *Manage service providers, contracts, & estate maintenance, including minor repairs *Ensure uninterrupted municipal services & maintain the HOA asset register *Enforce Board resolutions & act as Building Control Officer *Supervise infrastructure (water, stormwater, electricity) & liaise with Diemersfontein Business staff *Handle estate insurance reviews, budgeting, & financial reporting with the Managing Agent & Trustees *Attend meetings (Trustee, AGMs, SGMs, service providers) & report on operations, finances, & security *Communicate with residents, resolve queries, & represent the HOA with the municipality *Oversee security operations, systems, & contractor performance *Manage environmental projects & estate upgrades within budget *Lead HOA staff & coordinate emergency, health & safety, & risk management protocols *Be available for after-hours or weekend duties when necessary *All other tasks related to this role.


Essential qualifications, skills and experience:

• Relevant tertiary qualification (Property Management, Business Administration, Facilities Management, or related field preferred);

• Proven experience in estate or property management;

• Experience in contract management, security, maintenance, & stakeholder engagement;

• Strong technical ability as maintenance management is an essential part of the role;

• Strong leadership, organizational, & project management capabilities;

• Attention to detail while understanding broader strategic implications;

• Proficiency in MS Office (Excel, Word);

• Valid driver’s license & reliable transport.
